Detroit Commercial Real Estate Buzz About Kahn-Fisher Buildings

The metro Detroit commercial real estate market is abuzz about the possible sale and conversion of portions of the Fisher Building and the Albert Kahn Building.

Potential Bidders for Fisher and Kahn Buildings

High interest in the properties exists from experienced real estate development firms from metro Detroit and the East and West coasts. Small percentages of the properties could be converted into residential living space and, as identified by Crain’s Detroit Business, possible bidders for the properties may include:

  • Fernando Palazuelo – owner of the 3.5 million square foot Packard plant.
  • Dan Gilbert – Founder of Quicken Loans, Rock Ventures, and Bedrock Real Estate Services.
  • HFZ Capital Group – NYC based real estate investment and development company.
  • Roxbury Group – Detroit based real estate development firm.
  • Princeton Enterprises – Bloomfield Township based firm headed by Matt Lester.
  • GHC Development – NYC based real estate development firm.

Converting Space Into Livable Space

There are several opinions about the relative cost for converting the square footage of these buildings into livable space. Some estimates range between $100 a square foot to as high as $200 a square foot.

Joe Barbat, who’s firm Barbat Holdings, LLC, is re-developing a building attached to the Hotel St. Regis (64,000 square feet) estimates that redevelopment of either building could cost between $100 and $150 per square foot.

Demand for Livable Space Increases

With the New Center Area near these properties demand continues to increase for nearby housing from those who attend the College for Creative Studies, are employed in the local workforce at Henry Ford Health System, and in office complexes at New Center One and Cadillac Place.

Barbat Brings Back Detroit With New Regis Houze

Joe Barbat, the CEO and chairman of Wireless Toyz, purchased a 64,000 square foot building connected to the Hotel St. Regis. The purchase, which closed on Monday, June 23, 2014, is the latest in a series of downtown development purchases by Barbat. In keeping with his desire to maintain ties to the city’s tradition, Barbat will rename the building the Regis Houze.

Barbat’s purchase of the rechristened Regis Houze shows his dedication to Detroit and its people. By providing luxe accommodations to discerning tenants, Barbat is working hard to bring Detroit back. His purchase and renovation of a building that is in a prime location, in the midst of art, theater, business, and retail establishments, will offer interested tenants unsurpassed amenities.

As noted, this is merely the latest in a line of purchases by Barbat.  Barbat recently purchase the building that was once the Briggs Hotel.  Barbat stated that the building would be renamed the Briggs Houze, reflecting back on its importance as a prime destination for visitors to Detroit. The building drew many during its heyday, starting from its opening in 1937. Renovations to the Briggs Houze are set to be completed within the year.

Barbat continues to invest in the city, working to make its living spaces desirable and affordable. He has the 86,000-square-foot Phillip Neudeck office building under contract and is looking to convert it into 100 apartment units. Like the other buildings Barbat is renovating, it will offer tenants desirable amenities, up-market building materials, and enchanting designs.

While the Neudeck Building has been empty for the past few years, it is ready for renovation. Located on Clifford and Bagley, it was built in 1918. Although a mid-century remodel covered up the building’s original façade, it still has the remnants of the ornate brick that was used initially.

Barbat plans to close on the Neudeck building within the next month, as “due diligence is finalized, and we are ready to go.” The cost of the building and renovations will run between $6.5 million and $7 million.

Dedicated to providing the city and its residents accommodations that are stylish and worthy, Barbat is someone who is on the cutting edge of aiding Detroit in its comeback. Rather than focus only on new construction, Barbat is reinvigorating the city by polishing the jewels it already has. The city is rife with glorious architecture in many styles, from Art Deco to Neoclassical to Post-modern. Detroit’s architecture is among the best in the country. Barbat’s dedication to renovating and hearkening back to the city in its prime show his dedication to a city that is bouncing back.

Regis Houze Neighbor Purchased

A 64,000-square-foot building connected to the Hotel St. Regis in the New Center Area was purchased at auction by the same person who bought the Park Apartments building in February; the buyer also has a Wayne County-owned downtown office building under contract.

Joe Barbat, the CEO and chairman of Southfield-based Wireless Toyz, said he closed Monday on the purchase of the 64,000-square-foot building, which he will rename the Regis Houze and turn into 60 apartment units with new electrical, plumbing, heating and cooling. New kitchens and floors are also expected, as is valet service and rooftop terrace amenities, he said.

He said there will be 54 one-bedroom units and six studios with square footages ranging from 500 to 800 square feet. He expects the units to rent for about $1.50 per square foot, or $750 to $1,200.  “We are pretty comfortable with that range,” Barbat said.

He declined to say the purchase price, but said the entire project — including the cost of buying the building and the renovations — is expected to be $3.5 million to $4 million. Once financing and other approvals are received, construction can be completed within 10 to 14 months, he said.

Barbat also said he has the 86,000-square-foot Phillip Neudeck office building, located at 415 Clifford St., under contract and plans to close on it within the next 30 days. He plans to convert it into 100 apartment units. The redevelopment, including the cost of the building, would be between $6.5 million and $7 million, he said.

“The due diligence is finalized, and we are ready to go,” he said.

The Detroit office of Jones Lang Lasalle is marketing the building for sale.

The starting bid at the Regis Houze building auction, which began April 21 and ended April 23, was $300,000. It had been owned by St. Regis Sky Group LLC — an entity registered to Deepak Bhalla, vice president of operations for Detroit-based Lakeshore Healthcare Group.

According to Ryan Snoek, a Detroit real estate consultant who was the listing broker on the sale, the 225-room Hotel St. Regis is not affected by the sale. He said during an April interview with Crain’s that the building, which was built in 1987, would need substantial renovation.

The first floor of the six-story vacant building could be used for restaurant or banquet space, the listing said.

The hotel is owned by Shirley Wilson of Southfield, according to Washington, D.C.-based real estate information service CoStar Group Inc. It was sold in 2011 for $850,000 to Wilson, one of the group of investors who renovated and reopened the hotel in 2007.

Herbert Strather, CEO of Strather Academy and Strather Associates in Detroit, led the redevelopment team. In February 2009, two years after the renovation, the hotel defaulted on a loan from Chicago-basedShorebank Corp.

After Shorebank shut down the hotel in August 2010, much of its $2.2 billion in assets and $1.5 billion in deposits — including the Hotel St. Regis — were bought by a new entity, Urban Partnership Bank.

The hotel was then put up for auction by Southfield-based turnaround firm BBK in January 2011. St. Regis Sky Group won the auction, but the original ownership group had right of first refusal to buy the hotel from the amount arrived at by the auction: $850,000.

Barbat plans to turn the Park Apartments, which he bought in an off-market deal for $3.25 million, into the Briggs House residence to reflect its history as the former Hotel Briggs. The building was built in 1937.

Barbat plans to convert the 17-story building into 116 units by merging some of the studio units to create more one-bedroom units.

Barbat, also the founder of West Bloomfield Township-based Barbat Holdings LLC, a real estate development company, said he is still working on securing financing from the Michigan Economic Development Corp. and the Detroit Economic Growth Corp.

Barbat said Monday that, once approvals and financing is secured and shovels are in the ground, the Briggs Houze project would take 12-18 months to complete.
